The project involved providing all labor, materials, and equipment necessary to complete the rough carpentry, roofing, and siding for the Fairfield Inn hotel. The work encompassed both the main building and the porte cochere, requiring precise coordination with structural, architectural, and mechanical trades to deliver a fully integrated exterior envelope and structural frame.
Scope of work included installing all Division 6 rough carpentry components, including exterior sheathing, stair stringers, risers, treads, plywood subflooring, and in-wall wood blocking. The team furnished and installed engineered wood structural products, complete truss design and material packages, and third-party engineered structural systems for both ATS and URS assemblies. All connection hardware, fasteners, and anchorage systems—including holdowns, anchor rods, and embedded plates—were installed to complete the framing system, with close coordination among trades to ensure alignment and performance.
Additional work included offloading, placement, and installation of all exterior windows provided by the owner, along with associated flashings, sealants, and airtight foam to achieve watertight, energy-efficient assemblies. The subcontract scope also included furnishing and installing the complete roofing system and James Hardie exterior siding per design documents, as well as constructing attic catwalks and a roof access hatch as detailed in the architectural drawings. All necessary hoisting, scaffolding, and lifts were provided, and daily cleanup was maintained throughout the building interior, the site, and the adjacent streets to ensure safety and site organization throughout construction.
The completed work delivered a structurally sound, fully enclosed, and weather-tight building shell that met all design specifications and provided a durable, high-quality foundation for subsequent interior and exterior finishes.
